Q1. Since when is MR. FIX IT in business?

MR. FIX IT started in 2018 with PROPERTY INSPECTIONS.

Q2. How many properties do you manage? How many employees?

As a family-run operation, MR. FIX IT currently manages 20 properties instead of maintaining a permanent workforce. This strategy enables us to offer our services at competitive rates.

Q3. Why should I hire MR. FIX IT ?

I think the strength of MR. FIX IT is its high and personal level of services provided to clients and tenants. Committed and responsible for all issues that arise.

Q4. What type of properties do you manage and where?

The focus of the properties is on condominiums and homes with one to three bedrooms within Bahía de Banderas Bay, most of them in Bucerias, Punta Mita and La Cruz de Huanacaxtle, some further away, but almost all of them within the M30 area.

Q5. Do you also do tourist rental, Air Bnb and VRBO ?

We promote your property on our direct booking platform, including Airbnb and VRBO. At MR. FIX IT, our focus in the field of tourist rental services extends to both long-term and midterm rentals. This encompasses rental periods ranging from a few months up to one year (midterm rental) as well as rental agreements extending for one year or more (long-term rental).

Q6. How quickly do you respond to requests of owners and tenants and which channels do you use?

In general the response is within 24 hours, also on the weekends. This depends of course on the urgency of the issue. Many clients communicate with us by WhatsApp and telephone. Formalities done by email.

Q7. How long do tenants in general stay in the property?

Vacationists usually stay for shorter periods, ranging from a few days to a few weeks, making it necessary to adjust the rental terms accordingly. Couples and families might have longer average stays, which can range from one week to several months.

Q8. What if I need the property for myself in the future?

That is possible of course. For long term rentals, we always include a clause in the contract that you can claim the property after a period of one year for yourself or one of your (close) relatives.

Q9. How long can the tenant stay in the property?

Since 2019, tenants have legal protection to live in a house for a maximum period of 5 years.

Q10. How do you market / advertise properties?

We market and advertise our properties primarily through popular online platforms such as Airbnb or VRBO. These platforms serve as effective means to showcase our rental offerings and reach a wide audience of potential guests. We also market through our extensive network of local connections, we offer a comprehensive suite of property services tailored to meet the unique requirements of our clients.

Q11. Who is the average tenant?

Most of our profile tenants are vacationers.  The majority of our tenants are from USA or CANADA. They work, either in a job or self-employed.  In most of the cases, we ask for an additional person who will guarantee the payment of the rent.

Q12. How do you handle the deposit?

In order to be competitive with other properties, we strive to ask for one month deposit, to be deposited at the Bancomer (BBVA). It is a legal obligation to pay this one month's deposit. We will take care of filling in the forms and the payment of this deposit on behalf of you as an owner. If there is a change in the rental contract (change of tenants), we will take care of this as well. We will also claim the return of the deposit, once the rental contract has been terminated.

After termination of the rental contract, we will check the property for any damages, request quotes for repairing possible damages and if this is normal 'wear and tear', we will give instructions to pay the deposit or a part of it, back to the tenant.

Q13. How long does it take to find a tenant?

This depends a bit on the area and the rental price. In general, an apartment can be rented out within one month or six weeks.

Q14. How do you handle late payment?

If rent has not been paid in time, we will first ask for this in writing in an informal way. Avoiding conflicts is the best strategy. And otherwise we will request payment of legal interest. In the worst case (fortunately, we didn't have this experience yet), eviction might be an option.

Q15. What are the management fees?

For long term rental, the fee amounts to 20% of the annual rent plus IVA. For foreign citizens this property management fee is deductible from taxes.

Q16. If I am not satisfied with your services, can I cancel?

You can always cancel, taking into account a notice period of three months.

Q17. Do you also handle tax issues?

I understand your question. Tax has to be paid on rental income and that has to be handled in your own  country with your normal tax filing. We will gladly collect your tax assessment bill for your property here in Mexico and upon receipt of the payment we can take care of this for you .

Q18. Can you provide me with a draft of a:

Q20. Are pets allowed, is there any extra fee?

Some landlords prefer not to have any pets in their units and some are pet friendly properties, it has a lot to do with condo rules or neighborhood rules with regards to animals on/in properties.  If a pet is allowed there will be an extra cost for the pet allowance and final cleaning which is to be determined by the individual owner of the property.
